Hi Product Hunt, I'm Pascal, and I built ZVG Melder on my own. In Germany, foreclosed property is sold by the courts, not by agents. Everything you need is public: the court announcement, the land register facts, and a 30 to 60 page appraisal (Wertgutachten) written by a court-appointed expert. In theory it is the most transparent property market in the country. In practice it is 14 separate state portals with no saved search, no alerts, and the decisive sentence buried on page 41 of a PDF written in officialese. A serious buyer spends about an hour per object to find out it was not worth the hour. So ZVG Melder does this every night: it collects the auctions politely from the official portal, extracts the appraisals into a 94-field schema, and turns that into a risk analysis with classes 1 to 6, built from deterministic rules plus AI signals. The rule I actually care about is the boring one: no critical finding is allowed to ship without a verbatim quote from the source document. If the model cannot point at the sentence, the finding does not appear. An unprovable AI claim about a six-figure purchase is worse than no claim at all. The second thing that surprised me with how much people wanted it: an alert when a date is postponed or cancelled. Courts cancel auctions quietly. People drive across the country for a hearing that was called off a week ago. Quality is measured, not asserted. Two decorrelated model witnesses plus a source-reading referee build the reference set we score against. We deliberately do not call it ground truth, because there is no external oracle for these documents. Honest limits, because you will find them anyway: - The UI is available in English, but the auctions, the courts and the documents are German. - The mobile app is not out yet. - The analysis is only as good as what the court actually published. Some auctions have no appraisal at all, and the app says so instead of guessing. - It is an AI assessment, not legal or investment advice.
