TitleVault Pro
Title & escrow production software, minus the SoftPro price
TitleVault Pro runs a title agency's whole closing pipeline in one platform — the modern alternative to SoftPro, Qualia and ResWare. Orders and parties, milestone task lists dated off the closing, ALTA-style commitments and policies, CD-style settlement statements that balance, reconcilable escrow ledgers, document automation with merge fields, branded invoices with QuickBooks push, a client closing portal, calendar sync and a reports suite. $49–$249/mo, 14-day trial, no card, no demo call.
Hey Product Hunt 👋
Title and escrow is one of those industries where the software is quietly ancient and quietly expensive. The incumbents (SoftPro, Qualia, ResWare) are powerful, but they're priced and sold like enterprise: seat minimums, implementation fees, a demo call before you can even see a number. So small and mid-size agencies end up closing files with a patchwork of Word templates, spreadsheets and email threads — on transactions worth hundreds of thousands of dollars.
TitleVault Pro is the whole closing, start to finish:
• Orders, parties and a milestone task list auto-dated off the closing date
• ALTA-style commitments and policies — Schedule A, B-I, B-II — right on the file
• CD-style settlement statements whose line items balance automatically
• Reconcilable escrow and trust ledgers
• Document automation: WYSIWYG templates, merge fields, letterhead, combined PDF packets
• A branded client closing portal — buyers, sellers and agents follow the closing with no login
• Invoicing with per-file profitability, QuickBooks push, calendar sync, REST API and webhooks
$49–$249/mo, 14-day trial, no card, no demo call.
If you work in title or escrow: what's the part of the file that still eats your day?
Love that it actually balances CD statements out of the box and the milestone tasks dated off the closing date saved me a ton of setup time on a recent file.
The decision to skip the demo call and just let people try it for two weeks says a lot about how confident the team is in the product. Genuinely refreshing for this corner of the industry.
Reconciliation across the escrow ledger actually ties out cleanly, which is more than i can say for most tools in this space. The dated milestone list off the closing date is a really nice touch too.
Replacing SoftPro feels like a big swing, but the dated milestone tasks off the closing date is such a thoughtful touch for a title shop that lives and dies by calendar pressure. Nice execution.
Honestly the closing portal alone is worth checking out, felt cleaner than what we've been using. Setup was quick too.
Honestly didn't expect settlement statements to balance on the first try given how messy that usually is with other tools, pretty refreshing. The milestone list off the closing date is a small touch but it's saving my team a lot of mental math already.
The closing portal for buyers and agents is genuinely useful, way better than emailing PDFs back and forth. Setup was painless too, had our first order running in an afternoon without needing a demo call.
One thing that would make this a no-brainer for our team is a built-in compliance checklist that auto-updates based on the state of the closing. Each state has different requirements for curative work, lien waivers, and disclosures, and tracking that manually outside the platform is a pain. Even a basic rules engine we could customize per state would save us a ton of time and reduce risk.
