I built Utilize after seeing how fragmented the financial side of managing real-world assets has become. Property managers, accounting teams, owners, and residents interact with dozens of systems for payments, utilities, accounting, notifications, and property information, yet these systems often operate independently and leave people doing the work of connecting everything manually.
The problem became especially clear on the property-management side. Accounting teams spend significant time figuring out where transactions belong, who is responsible for them, whether an expense should be recovered, how to process it, and then reconcile everything afterward. Much of this work is repetitive, operationally critical, and still dependent on spreadsheets, emails, manual data entry, and disconnected software. The result is wasted labor, errors, delays, and financial opportunities that can be missed.
That led to a bigger question: instead of building another property management system with more features, what if we built the financial operating layer that connects the systems property businesses already use?
That is the direction behind Utilize. We’re starting with property management and focusing on financial workflows where automation can create measurable financial value, beginning with areas such as utility payments and expense recovery. Rather than replacing the PMS or accounting system, Utilize is designed to work around them, connecting fragmented workflows and automating the financial work that happens between systems.
At the same time, we’re building the consumer side through a mobile app that brings property-related payments, utilities, requests, notifications, and important information into one place. The goal is to create a simpler experience for the people interacting with the property while creating a more automated financial infrastructure for the businesses managing it.
The process so far has been about narrowing the problem, talking directly with property-management owners and accounting teams, understanding where the most painful manual workflows exist, and determining where automation can produce the clearest return. We’re using those conversations to validate the workflows, identify the highest-value starting point, and build toward a platform that can handle more of the financial operations behind real-world assets.
Property management is our starting point, not the end goal. The larger vision is to build the financial operating layer for businesses that manage real-world assets: connecting the systems, transactions, people, and workflows that currently exist in separate places and turning them into an automated financial operation.
