Hi Product Hunt,
I run mid-term rentals. Furnished apartments, stays of one to six months, mostly corporate tenants and relocations. For years I ran that business on a vacation-rental PMS, and every month I paid for the mismatch.
Vacation rental software assumes a stay is a few nights. It has no real concept of a contract, a deposit that is held for four months and returned, a tenant who asks to extend twice, or the document pack a corporate relocation needs before anyone gets a key. Long-term rental software has the contract logic but assumes the unit turns over once a year, so its calendar, pricing and channel tools are useless for stays that overlap and shift.
So the work fell into spreadsheets. Deposits tracked in one place, extensions in another, check-out documents in a third.
We also run Rent Remote, a marketplace for furnished monthly stays: about 5,900 live listings across 160 cities today, from a few dozen operators. Watching what those operators actually run their businesses on is where RentOS came from.
RentOS is the system I wanted. It is built around a contract rather than a booking:
- Leases, extensions and check-outs as first-class objects, not adapted bookings
- Deposits held, tracked and returned, with the paper trail
- One calendar across every unit, built for stays that run in months
- Channel sync to Airbnb, Booking.com, Expedia and Rent Remote for monthly stays
- Guests, documents, payments, tasks and incidents in the same system
It is free for up to 10 properties, with no credit card and no time limit. That is not a trial gimmick: an operator with 10 units genuinely does not need to pay us, and if we are useful they grow into a plan.
I would especially like to hear from anyone running 5 to 100 furnished units: what part of your operation is still living in a spreadsheet? That is the honest list I want to work from next.
