A clause-by-clause "negotiation draft" that suggests alternative language you could propose to your landlord would be huge. Something where it shows the current clause, why it's risky, and offers 1-2 rewritten versions in plain English you can copy-paste into a reply email.
It would be really useful if the report could highlight which clauses are dealbreakers versus minor concerns, maybe with a simple red/yellow/green system. That way someone on a tight timeline knows what to push back on first when negotiating with a landlord.
