Hi Product Hunt. I'm Phillip, the founder of QReport. I built this after watching buyers find out on inspection day what they should have known before the offer: a roof older than the listing said, an A/C that was never replaced, a remodel with no permit on file. QReport is a property background check for Florida homes. Type an address and it reads the county and city permit offices for you, then explains each permit in plain language. Around that it adds the things a Florida buyer actually asks about: roof and system ages, flood zone, evacuation zone, school zones, sewer or septic, and the tax bill you would really pay as the new owner (it resets after a sale). It covers Pinellas, Hillsborough, Pasco, Manatee, Sarasota, Hernando, and Charlotte counties today, with more coming. Free while in beta. Every number in a report names the government source it came from, so you can check it yourself. And where a permit office was down when we looked, the report says so instead of pretending the answer is "no permits." Happy to answer anything about how the permit lookups work.
