Propperly
The operating system for Australian property investors
Propperly replaces the property investor's spreadsheet. Track every property, loan and entity (SMSF, trusts, companies) in one portfolio. Read-only Open Banking feeds categorise your transactions, and the Tax Centre builds an ATO-ready tax pack (Item 21, Div 40/43). Model scenarios and research suburbs before you buy. Buyers agents and brokers get a CRM that updates from clients' live, consented data. Accountants get free read-only access. Built in Australia.
Hey Product Hunt - Matt here, founder of Propperly.
I created Propperly as a property investor drowning in invoices, maintenance, and compliance. I started building Propperly to help me to keep on top of the day-to-day, but also I fell behind on my tax return because I had documents scattered everywhere. I knew I could maximise my tax return, and using Propperly I did, upwards of $60K difference.
That's where Propperly started. Australian property investors run serious balance sheets - multiple loans, SMSFs, family trusts, co-owners - on spreadsheets and a shoebox of receipts. The software that existed was either built for US tax (wrong rules) or for agencies managing rentals (wrong customer).
So we built it for the owner - and then for the people who advise them.
FOR INVESTORS
- One portfolio: value, equity, loans, LVR, yield and cash flow across every property
- Read-only Open Banking under the Consumer Data Right. Transactions are categorised and matched to the right property. We can't move money and never see your bank login
- A Tax Centre built to ATO rules: Item 21 labels, Division 40 and 43 depreciation, CGT - exported as an accountant-ready PDF, CSV, or ZIP with receipts attached
- Every structure: personal, joint with splits, SMSF (including LRBAs), family and unit trusts, companies - ABNs checked against the ABR
- Document scanning: drop in a rates notice or invoice and it's read, labelled and filed to the right property and financial year
- Scenario modelling and suburb research for what you buy next
- MCP - Connect Claude and other AI systems with Propperly to pull portfolio data, maintenance tasks, etc.
- iOS app coming soon
FOR BUYERS AGENTS AND BROKERS
- A CRM where a client's portfolio updates from their own live, consented data - not a record you typed in. The client controls what you see and can revoke it any time
- Deal pipeline, referral tracking, equity snapshots, and co-branded or white-label client reports
- Strategy studio - grounded in the investors portfolio and goals, build a strategy to showcase the 10, 30, and even 50 year projections. Export to PowerPoint slide deck or PDF.
- HTAG data analytics integration for data analytics.
- AML and CTF compliance - Complete your client verification (KYC) inside the app, using VerifiMe.
- Meeting integration - connect with Google and Microsoft meetings and AI summarise transcripts, automatically upload to client record.
- MCP - Connect Claude and other AI systems with Propperly Agents to pull client records, summarise portfolio, summarise strategies, etc.
- Priced per agency, not per seat
- iOS app coming soon
Coming soon
We aim to be the full stack wealth platform. We've started with properties, we also support crypto, shares, and other assets (yes, even Pokémon cards, wine, etc).
FOR ACCOUNTANTS
- Free read-only access to a client's entities and tax pack. No licence cost
What it isn't: agency management software. No trust accounting, no tenant ledger. And it's built for Australian (and NZ) tax, not adapted from a US product.
Hosted in Sydney on Google Cloud. There's a free plan to try it.
Two things I'd love feedback on:
1. Investors - what's the one number you still check in a spreadsheet?
2. Agents and brokers - what would a live client connection need to show before you'd trust it over a screenshot?
I'm here all day for questions.
