OpenKOS
Open-source property management, hosted on your terms
OpenKOS is open-source, self-hosted property management software for boarding houses, rentals, and apartments. Manage properties, units, tenants, leases, invoices, payments, expenses, and maintenance from one application. Unlike hosted-only property management tools, OpenKOS can run on infrastructure you control, with its source code available under the Apache 2.0 license.
I started OpenKOS because I wanted to explore what a modern property management system could look like if it were open source and self-hostable from the start.
What began as a relatively small project for managing properties and tenants has grown into something much larger: leases, invoicing, payments, expenses, maintenance, tenant access, plugins, and more.
A big part of the project is keeping deployment and data ownership in the operator’s hands. You can run OpenKOS on your own infrastructure, inspect the source, and extend it for your own needs.
OpenKOS is still in alpha, so there’s plenty left to improve. I’m especially interested in feedback from landlords, property operators, self-hosters, and developers: what would make OpenKOS useful for how you actually manage rentals?
